Reconciling Boundaries

This was a rural boundary survey in Panola County that turned into a mess. A previous surveyor had miscalculated his traverse and purposefully conveyed the neighbor's access fee simple absolute. Thirty years later, We had found original monuments and researched further back. After talking with the previous surveyor, we reconciled boundaries and endured the hours of explanation from everyone involved: realtors, bankers, lawyers, buyer and seller, now and previous. But Beckville is a better community, title insurance was issued, and the bank lent money for a mortgage.

Field Notes for the Magnolia Apartments

I spent several months developing our field codes and line libraries in the field and on the computer. Data can be collected in Traverse PC, Eagle Point, Microstation, or any proprietary format of our client. This was an extensive topo and boundary project to replace an abandoned apartment complex with town homes. We brought our data into Traverse PC and then delivered our field notes in .dwg, ascii, and .pdf.

Field Notes for Sylvan Drainage

This was a drainage project on the south side of Longview to prevent flooding. We worked with Hayes Engineering. This was difficult topo work because of the age of the neighborhood and access to multiple fenced in back yards with dogs and ornamental overgrown trees, not to mention it was topoing down a drainage area. We came out at a 60' reinforced concrete pipe dumping into a creek three blocks away. Can't wait for construction, it will really clean up our city.

Topographic Plat of LEDCO

We were going to construct stake a new road for the North Longview Business Park. The first business building in this development is being constructed by Cox, engineered by JJ May, and we did the site plan topo. During the entire construction phase of the artery road, we had detailed knowledge and worked more efficient to the benefit of Longview and future businesses to the area.

Topographic Map of a Cell Phone Tower

This was for a company out of North Carolina that Googled our name. This tower is in the Bar K area and we needed to create a new access road to 259. We completely As-Is surveyed to tower site, maintained safety and work records, increased our insurance policy to stay in compliance, and this was the first job we used GNSS on. We continue to get work from this national company in East Texas.

Subdivision Plat of Eagle Estates

This was a subdivision in Upshur County's Commissioners Court. We didn't do the original boundary because we would have been too expensive. We did consult on the sewer and layout options. We did the platting and extensive topo using a four wheeler and GNSS. We will go back for the construction phase and blue top the street centerline and set every property corner. I would be pleased as punch to do every mortgage title survey in this subdivision turning this into a three year job.

Subdivision Plat of Ray Creek Estates

This is a subdivision in the City of Longview that has an incredible history. Every survey company in East Texas has worked on this. J&P did phase I and II, I did the sewer line while at KSA, KSA has replatted the commercial area. Some contractor built phase II 0.50' higher than the plans, then went bankrupt on phase III. All the utilities were in, some curb had even been poured, but that subbase sat there for three years before Atlas Excavation completed the construction. We did the back of curb construction layout after reconciling control and design problems. We later came back and the platting for phase III. Conaway homes is building spec houses in their right now, and we continue to do mortgage title surveys for Conaway.

Form Setback Survey

We did this for Marshall Hamilton at Hamilton Custom Homes. They were about to pour the slab to a half a million dollar home in a highly restricted subdivision. We went out there and did a boundary survey and shot in the concrete forms. We could then tell our client if he was in the setback limits. Turned out to be a really nice home! We came back and did the mortgage title survey after the pool and landscaping was put in so that they could convert from a construction note to a mortgage.

Digital Photograph Report

While working at a cell phone tower in the north Longview area, we needed to take digital photographs during our field work. We stored the .jpg in our file folder and used Microsoft Word to create a .pdf report for our client. We always offer this service during consulting, high definition laser scanning, topographic, and construction work.

Rural Boundary Survey

This survey was the residue of a larger tract. Surveying is a lot like framing a picture. We needed to survey all of the adjoining tracts to come up with an accurate area. Afterwards we went back out there and set any missing corners with a 2 and half foot iron rod with a yellow "Southern Survey" cap. We then wrote up a new metes and bounds description and delivered the plat and legals to the title company for closing. We were paid through the closing cost and this is zoned industrial with plans to develop jobs in our community.

Mortgage Title Survey of a Duplex

This mortgage title survey has a lot line running through the structure. We surveyed the boundary and then the features and we can discount the second half. So if you are buying investment property, call us for your legal paper work to secure a mortgage and have title insurance on multi family structures.

Mortgage Title Survey

This is a standard new construction mortgage title survey where the footprint of the house is greater than 4000 sqft. We charge more based on value of house. Home Premium + and Home Premium ++ housing reflects the amount of liability we incur based on the value of the structures surveyed. These custom homes have quality tradesman working as subcontractors from start, choose a survey company that reflects quality and expect to pay a little bit more, worth it.

Mortgage Title Survey with Multiple Structures

We make distinctions between personal and real property in the field. After we work out the boundary, we add all things that would encumber the property to the plat (whether adding or decreasing value to the real estate). This one had concrete driveways, swimming pool, detached garages, pool houses on separate lots, sidewalks, and a tennis court!

Alignment Sheet for Tradition Midstream

This was the end of a 3 mile pipeline we did a route survey on in Grimes County. Mark Edge was the land manager and he did a great job. I spent about two weeks reconciling boundary, three weeks traversing this alignment, six weeks drafting, and then we came back and construction staked for clearing. This seems nostalgic, we now have GNSS and a full service mapping firm, but we are still licensed surveyors always pushing the boundary.

Easement Plat for the City of Longview's Wade Creek Interceptor

One of the first jobs we did was the City of Longview Wade Creek Interceptor. It was one of the few capital improvement project in 2010, and we got it! It went from the High Street railroad bridge, down a creek, across a railroad spur from 1880 (which I found the deed on, Booyah!), and then it went down Fuller Street back of curb into a 72' sewer main. This is a plan and profile plat for the rail crossing permits and the legal work for the easement.

Crossing Plat of a Railroad with a Pipeline

This plat is pretty much one of our best plats. It shows boundary, location map, easements, features, survey lines, profile, north arrow, scale, lat and long, rods, inset detail, logo, statement, and signature block. I remember finding a "rock in the prairie" for several property corners on this survey in the post oak savannah north of College Station, Whoop!

This was in a subdivision that didn't develop as planned and multiple lots were sold piecewise. We start with original research and compare this with our field data. We see this a lot in older parts of the city or in rural areas that had moments of growth in the past.

Mortgage Title Survey with a Pool

I get more text messages from party chiefs of a sparkling pool while it is 103 degrees outside at 2 in the afternoon. Pools encumber the property and become part of the real estate. Decked above ground pools are always a hard decision to survey. Is this pool going to be sold with the house? Is this pool going to remain notorious or in use? We had to add an extra $75 if there was a pool on the property because the liability on our part for not shooting it in and the amount of time it takes us to measure it.
